Located in the heart of SoBro at 1st & 2nd and Molloy, operations commenced at 391,000 SF Class AA office tower, 222 2nd Avenue in October 2017 under Premier Parking’s management. The modern, world-class office building offers a front row seat to Riverfront Park and Ascend Amphitheater – the home of Live Nation’s outdoor summer concert series that runs from April through October each year. With advanced mechanical systems, water usage efficiencies, and a breathtaking appearance, the design of 222 doesn’t just add up to pre-certified LEED status, but promotes a friendly environment and efficient workspace while simultaneously presenting a vision that everyone can buy into.
222 was built on a land parcel, formerly a surface parking lot owned by Nashville’s own CB Ragland and operated by Premier Parking, after CB Ragland teamed up with Hines, a privately owned global real estate investment, development, and management firm headquartered in Houston, TX, to develop a building that reflects a new-generation workforce mindset through every detail of its design. The building features 362,000 SF of office space, 29,000 SF of retail and restaurant, surpremely efficient 26,450 SF rectangular floor plates, unobstructed views through its abundant windows, a 5,000 SF outdoor terrace for common tenant use complete with fire pits, outdoor televisions, and bar service, collaborative meeting space, and a facility for outdoor yoga and pilates classes amongst many more highly-sought out amenities. The Pharmacy Burger Parlor and Beer Garden recently finalized its lease with CB Ragland as one of the retail space tenants, making 222 even more attractive as it stands out as an ideal location for companies opening offices in downtown Nashville.
Premier Parking, as a long-time partner of CB Ragland, began providing consulting and expertise for the parking component of the development before the project broke ground and was officially awarded the management contract in early 2017. The 1,100 stall parking garage offers a 3.0 parking ratio and counter-cyclical traffic patterns. FlashParking, based in Austin, TX and now known as one of the parking industry’s most innovative PARCS providers, and Park Assist, known as an industry leader in parking guidance systems, compliment the efficiency of the building by extending the initiatives behind the design of 222 throughout the parking garage.
